Building Components
Common defects are highlighted in the major building components such as a) basement, b) wet areas, c) facades, d) roof, e) M&E systems and f) common areas. Each building component showcases the problem types and their possible causes which are explained and illustrated with photographs, animations and diagrams. Good practices with visual illustrations which provide guidelines to help prevent the occurrence of repetitive errors and omissions are also included per component. A section on maintenance and diagnostic techniques are illustrated, giving insight to the preventive measures and maintenance actions that could be considered. Possible remedial techniques are also provided, as well as a section on “similar cases” which serves as a “databank” in which defect records could be updated.
Microorganisms such as bacteria and fungi are ubiquitous and are therefore able to populate in the indoor environment. Besides possible aesthetic degradation, excessive proliferation or distribution of microbial growth inside buildings have been known to cause a myriad of respiratory related ailments, skin rashes and even fatalities (e.g. Legionella). Examples of these environmental factors are illustrated in cases concerning: a) HVAC in Buildings and b) Naturally Ventilated Buildings.
Termites are the single most damaging pests in Singapore, causing millions of dollars of repairs to timber structures and furniture. This is because they feed on cellulose found in timber and wood-based products. It is estimated that Termites will infest one out of five untreated buildings at least once in its lifetime.Examples of these termite attacks on buildings are provided as cases: a) Case Studies in Singapore and b) Case Studies in Tropical Asia.
