Water Leakage through Joint
Introduction
Type of Building: Residential
An interior beam just below a wet area is shown in the picture. Efflorescence, plaster and paint cracks are observed. Water seepage is identified as possible cause of these defects. Floor trap in the upper unit wet area can be considered as the main source of water seepage. In this case, porous screed is exposed to drainage water through floor trap, creating a passage for water seepage (Figure 1).
Water-tightness of wet areas relies on how these discontinuities of the floor and wall elements can achieve a “monolithic” structure. Having said that, provision of proper detailing and good workmanship play a major role in achieving integrity of wet area’s elements.
