Water Leak Through Pipe Penetrations

Introduction

Type of Building: Residential

Water seepage through wall at pipe penetration. Watertightness compromised due to differential movements of elements and soil, corrosive ground water, hydrostatic pressure, condensation (sweating of pipes), etc. creating voids at the circumference of the pipe, allowing seepage of water from the outside.

Other common causes include heavy rainfall that forces water to enter into the basement wall, leaking or broken pipes. The problem is often accompanied by:

  • Dampness indoor air and subsequently mould growth
  • Rusty appearances
  • Cracking, bowing, or leaning in walls
  • Water streaks appearing on wall, with puddle on the floor
  • Efflorescence and/or calthermite stalactite formation
  • Peeling paint and cracks
