Efflorescence due to Joints
Type of Building: Public Residential
The white patches seen on the facade are efflorescence.
This is a common defect observed near to joints of precast facades. Rain water may seep through the expansion joints to react with the lime in the concrete to leach out efflorescence which will surface as white precipitate on the facade.
