Grading for regular maintenance of wet area

Maintenance & cleaning
  1. As per maintenance practices guideline for cleaning of finishes, fixture and fittings.
  2. Thermographic imaging once a year to detect any sub-surface leakage.
  3. Full inspection (seepage, dampness, RH, mould growth, soiling, corrosion etc) at least one in a year.
  4. Any problem due to ancillary facilities (e.g. mould growth in ceiling from condensation of HVAC ducts) should be noted and the concerned maintenance person should be informed.

Guidelines for maintenance of wall and floor finishes

Ceramic tiles Regular cleaning
  1. Mopping  & buffing: commercial 3x/day & other 2x/day
  2. Machine scrub floors: fort-nightly to remove grout stain.
  3. Hand scrub walls: monthly.
Light soiling
  1. 1/4 cup low-suds detergent / 1-2 tbsp. washing soda or tri-sodium phosphate mixed in 1 gallon water.
  2. Commercial tile cleaning powder or neutral cleaner.
Deep stain hard to reach Mild detergent solution.
Severe soiling Scrubbing with acid / alkali based cleaner.
Efflorescence Commercial tile cleaner.
Mildew Diluted chlorine bleach /mildew-retardant spray.
Biological growth
  1. Scrubbing with acid / alkaline based cleaner.
  2. Use of biocide type washes can prevent further growth.
Marble Regular cleaning
  1. Mopping & buffing: commercial 3x/day & other 2x/day.
  2. Polish: fortnightly.
Light soiling
  1. Warm water or any cleaning solution which does not contain any acid, phosphorus, chlorine or scouring powders. These chemicals can make marble look dull (orange peel).
Deep stains hard to reach, severe soiling efflorescence, mildew, bio-logical growth
  1. Light scrubbing with neutral cleaner or any commercial cleaner as manufacturer’s specification.
Granite Regular cleaning
  1. Mopping & buffing: commercial 3x/day & other 2x/day.
  2. Polish: fortnightly.
Light soiling
  1. Natural cleaner with a high foaming jet (no pressure).
  2. No acidic, highly alkaline and chlorinated cleaner.
  3. Dry cleaning methods are more suitable.
