Types Maintenance / Cleaning Cleaning Frequency
Shingle, side-locking and head-and-side locking tiles manufactured to SS 70: 2001 although size may vary. Minimum tranverse strength to be 890N, water absorption not exceed 10.0%. Inspection:

A visual inspection on a regular basis to determine if only damage to the roofing components.

Look for cracked or missing tiles and shingles and other defects. Shingles that are curled, cracked or missing their protective coating of granules will need to be replaced, and that probably means replacing all of them. Cracked tiles can be replaced individually by a professional. A leaking flat roof may just need new flashing, or it could require a complete replacement.

Replace damaged tile as required.

Cleaning:

Periodic cleaning by water jet pressure to remove stains and dirts.

However, water pressure jet may not safe for some type of shingles, as it can cause damage and causing asphalt granules to be removed.

Alternatively, chemical solution with no chlorine can be used.

Once a year
Hand or Machine made clay plain tiles or pantiles manufactured from well weathered or well prepared clay or marl in accordance with BS 402: 1990. Standard size 265 x 165 mm and not less than 10mm thick or more than 15mm thick. Minimum tranverse strength to be 778N, water absorption not exceed 10.5% .
Hand or machine made clay tiles not complying with BS 402 or SS 70. Performance to be comparable to BS 402 or SS70 requirements.
Single lap clay pantiles with interlocking grooves on two sides only or on all four edges. Not to BS 402 or SS 70.
