Cause of Defects
Glass is hydrophilic in that it attracts and holds a molecular layer of moisture on its surface and this in turn traps dust and dirt (Figure 1a to c). Glass stains easily and requires a regular maintenance schedule to maintain a reasonable level of clarity for views to the outside.
The design of buildings and their façade affects the ease of cleaning. Poor consideration at the design stages for maintenance during the operation stage of the building results in a high maintenance and repair costs.
Although not a building defect, inaccessibility for cleaning is a defect that prevents the building and its components to function optimally.
Consequences
Lack of access for maintenance and cleaning results in numerous “blind spots” where cleaning and repair works to the façade cannot be carried out.
High maintenance costs are incurred to keep the façade at a reasonable level of cleanliness.
