Cause of Defects

Together with capillary action of moisture from the ground water, the presence of relatively high micro porosity on the top surface of the granite may cause damp patches along the wall joint.

Water could seep through the joint due to:

  • Poor detailing or installation of the construction joint
  • Poor performance of the jointing material could lead to damage when it is heavily subjected to hydrostatic pressure
  • Aging of jointing material
  • Improper design details like improper drainage

Little ventilation of the basement may provide a moist environment for the damp patches to stay permanently.
