Cause of Defects
In this case, the cracking may have been the result of:
- Differential expansion of the backing wall; i.e. between the concrete beam and the brickwall (Figure 1). The differential expansion rates will set up stresses between the interface which results in the prominent crack line along the junction of different backing wall materials.
- It may also be due to the different absorption of the 2 materials on the installation of the plaster resulting in shrinkage of the plaster and hence cracking along the interface (Figure 2a to c).
- The lack of reinforcement between the 2 materials may also have aggravated the crackling.
- It may also be due to the inadequate number of concrete stiffeners across the panel of brickwall.
