Remedial
The stain marks can be washed away with a mildly acidic detergent. Alternatively, they could be scrubbed lightly before being painted over.
For effective long term remedial actions, it is recommended that a concrete coping be constructed and cast over the parapet wall. The coping will channel the rainwater towards the roof, preventing water from dripping over the roof.
Staining is a defect that affects the aesthetic performance of the facade. However, it does not affect the structural integrity of the building. Therefore, no major repairs is needed apart from routine re-painting works. To remedy staining defects on concrete walls, the soiled walls can be washed cleaned with a high pressure water jet and the wall subsequently painted over with a new coat of paint [4].
Condition of Painted Wall | Cleaning Method |
Gloss or semi-gloss enamels
Lightly soiled Heavily soiled | Wash with water and mild detergent (eg. hand dishwashing liquid), or a mild commercial household cleaner.
Use a stronger alkali solution (eg. 2 tablespoons ammonia or tablespoon trisodium phosphate or 2 tablespoons laundry detergent powder in 1 gallon warm (not hot) water). Stronger solutions may remove some of the paint. Always rinse off. |
