Cause of Defects
- Poor workmanship may have resulted in failure (less supervision at site). When liquid-applied membrane is used, there may have been inadequate coats of waterproofing applied.
(Industry standard = 3 coats of overall thickness of 1.2mm minimum)
- Or not all areas may have been covered due to insufficient mopping of the membrane across the roof surfaces.
- Once membrane is tore, water leakage will happen.
- The edge termination points of waterproofing membrane upturn is the most vulnerable. Water flowing down along the wall constantly disturbs the edges
- Prolonged disturbance can cause the edges to come loose.
- Water can then ingress through this loose edges.
