Sealants are usually used in expansion joints to accommodate thermal and structural movement of brick walls. The causes of sealant failure depend on the types of sealant used, the quality of installation and service conditions. Sealant materials can fail due to aging and weather exposure [1] .

In this case the sealant has deteriorated and starts to lose its elasticity.

Common sealant failures on facade include problems associated with:

-adhesion
-cohesion
-hardening
-weathering
-crazing
-softening
-decomposition
-chalking
-cracking
-loss of elasticity
