Cause of Defects

Cracking in this case might be due to differential settlement of the apron with respect to the building. Movements of ground may be due to factors such as subsidence, landslip or moisture changes of shrinkable clay. With the main building having a different settlement with respect to the apron having a settlement from its own footing, horizontal cracks are then formed along the main building wall.

If cracking happens to both the plaster and backing wall, water seepage into the building might take place and interior floor finishes might be damaged.
