Extensive flaking of paint coating over the beam at external wall is shown in the picture.The defect may be mainly attributed to the water seepage through the construction joints at external wall of the toilet. The outside surface of the external wall in this case has often subjected to the elements of weather. Pressure from the rain drives the water into the joints which provide a passage for rain to flow inwards. This water travels inwards and builds up capillary pressures under the paint coating. This capillary pressure could then be capable of pushing the paint film off the surface [1-4].
Construction joint (between beam and wall) which is one stage depends only on one line of defense- its jointing material. When these materials are exposed to weathering, they may deteriorate and allow water penetration.
