Cause of Defects
Water seepage through construction joint between beam and the wall panel may be the main reason for paint flaking in the case. When the water has travelled on the internal side, built-up pressure from water could push-off its paint film, causing flaking (Figure 1). Water seepage through the joint may be due to poor detailing, poor application or deterioration of jointing material.
Paint coat might be applied over the surface before the previous layer is able to dry out. Poor surface preparation, such as presence of dirt and moisture causing series of flaking (Figure 2).
Other possible causes include:
- Use of lower quality paint that has inadequate adhesion and flexibility.
- Over-thinning or overspreading the paint.
- Inadequate surface preparation, or applying the paint to bare wood without first applying a primer.
- Excessive hardening and embrittlement of alkyd paint as the paint job ages.
